Studio LBA has been appointed for the next residential phase of the St Andrews West masterplan development, following successful progress of the first residential phase, which is due for completion November 2026.
Neighbouring the iconic St Andrews Links and West Sands Beach, St Andrews West is a mixed-use development, creating a sustainable new community. It will comprise of 900 homes alongside retail, education, and a business hub. The vibrant new neighbourhood is also home to the exemplary Madras College School and luxury Morar Living care home.
With 46 homes already complete and 54 under construction, this next phase will introduce 110 additional homes, including family houses, flats, downsizer apartments and mid-market rent apartments and homes designed to meet the market's diverse needs.
St Andrews West LLP is the Master Developer of the St Andrews West Development. The developers are committed to delivering high-quality public greenspaces, active travel routes and biodiversity initiatives. Aligning with Scotland’s goal of achieving net-zero emissions by 2045, every home will be powered by air-source heat pumps and designed to achieve a minimum EPC rating of B.

The next phase will prioritize modern design elements, including pitched gables, fisherperson colony-style apartments, and heritage-inspired exterior details, all reflecting the town’s rich architecture. These features blend seamlessly with contemporary elements, resulting in a visually appealing environment that is elevated by high-quality materials, bespoke detailing, and thoughtful landscaping.
St Andrews West will offer shared spaces for all ages, such as play areas and community gardens, connected by green routes and tree-lined streets to improve accessibility for both people and wildlife. The streets are designed to be safe, sociable, and pedestrian-friendly, with recessed parking and natural screening to minimize the visual impact of cars, encouraging active travel and fostering community engagement.
